Can you Come To The Inspection?
Yes you can in fact we invite all our customers to attend the Home inspections and strongly recommend it. So we can walk you through all the findings at the end and this will give you a full understanding and it will put things in perspective of the issues found.
DO WE USE TWO INSPECTORS?
Yes in all our inspections we use two inspectors, and they are highly experienced in their field of inspections. We will not use one inspector that does both because they are generally only experienced in Building inspections and have obtained their pest licence through a one week course and have no background in Termites.
In fact all our Building and Pest Inspector teams are made up of an experienced Builder and a Timber Pest Inspector. They are both Licensed and qualified for Pre Purchase Building and Pest Inspections with years of experience. Also the classic saying "Two heads are better than one" has never been more true. Our two Home Inspectors will go through the property in different directions and point out other areas of concern.
DO WE GET OUR REPORTS THE SAME DAY?
Yes we send all our reports within 24 hours and generally the same day.

Additionally we have made our Pre Purchase Property Inspections completely paperless. Using Formatize which streamlines our inspections and we can complete our inspections onsite and this speeds up the process (In our office and onsite) this means you will receive the reports within 24 hours. So after the inspection is completed the Report is then sent back to the office where Vicki and Lauren quality control check the reports and then they will email them off to you. We do say "same day" reports but generally it is a four hour turn around. This really can be advantage for you especially if you find a last minute auction and need everything done fast. Being a Family Business we really care so we are the home inspection business to go to.
Where Do we check during the inspections?
We check all accessible areas of the building which includes the following:
- On the roof -Checking condition of roofing tiles and iron
- In the roof void - checking structural timbers and for evidence of termites
- Underneath the house subfloor -Checking Floors, piers, evidence of termites and any moisture issues
- Inside the house- checking all rooms for structural issues, moisture and of course Termites
- Around the outside checking all out buildings within 50 meters of the main building
- Trees, Gardens, retaining walls, fences, also within 50 meters of the main building.
WHAT DO WE LOOK FOR DURING BUILDING AND PEST INSPECTIONS?
In The Building Inspections we look for;
- External and Internal Defects, minor and Major.
- Construction that is incomplete or not done to a professional Manor.
- Structural Issues
- Moisture and Drainage
- Safety Hazards and potential safety hazards
- Possible non compliance
What Does the Timber Pest Inspector Look For
Termites (White Ants) any Current or previous Activity in the building , gardens, fences and trees. Previous Termite Treatments or Barriers installed and are they up to date and installed correctly.
Conducive Conditions That attract Termites
Fungal Decay and Wood Rot
Wood Borer and Borer Damage
Moisture issues in wet areas (Bathrooms,Laundries), Checking Drainage, water leaks, building Compliance for termite protection.
DOES THE BUILDING INSPECTIONS COVER ASBESTOS?
We are not licensed Asbestos Inspectors so we cannot give you an answer. But if we believe the building contains Asbestos we will advise you to get an expert in to test the building . He will recommend the services of a professional Asbestos Company to inspect the areas that may contain it. Generally there are certain things for homes that will give us an indication if building materials used will be made up Asbestos. These are things like when the property was built, Construction type and suburb it is in. Also the profiles of the sheeting are a dead giveaway.
WHAT HAPPENS WHEN WE FIND ACTIVE TERMITES?
When we find Active Termites you can either pull out of the contract or you can ask for a more invasive inspection to determine the extent of the activity and how much damage they have caused. Then if you decide to still go ahead We can arrange a fast onsite quote to get the Termites Treated and to further protect the house with a Termite Barrier. You are able to negotiate a price reduction to complete these works (Recommended) or get the seller to do it (not Recommended) To get the best results for the treatment we highly recommend that the termites not get disturbed. The Termite Treatment is quite simple provided we get good access to the active termites.
We use either a chemical called Termidor in a foaming treatment which is safe for family and pets. Termidor has a unique transfer effect where the termites pass it onto one another through consuming it or just passing through it. Because they can’t detect it, the termites are not aware it is there consuming the product when they feed. Termidor can control termite colonies faster than any other type of treatment, but it is fairly slow-acting in termites. Which means termites have plenty of time before dying to spread Termidor throughout their entire nest, and the termite colony. Other treatments we use is baiting which is another treatment that will eliminate the whole colony.
Our Termite Barrier Treatments are backed with warranties, by us and the manufacturer. So you have peace of mind knowing that the job is done correctly.
Do we check Smoke Alarms?
The short answer is no but we will advise to get them checked .
SMOKE ALARMS AND THE NEW QUEENSLAND LEGISLATION
Fire Safety and smoke alarms is very important. In fact the QLD Legislation for Smoke Alarms changed from January 1, 2017. Furthermore It is very important to know that Building and Pest Inspections does not include smoke alarms as it is outside of the scope of the Australian Standards for Pre Purchase building Inspections. Do we Check electrical and appliances?
Electrical wiring and appliances is not included in the inspection and if we do find areas of concern we will advise you to get an electrician in to check. Appliances you can check yourself if they are working like air conditioners , ovens etc. But if you have any safety concerns GET AN ELECTRICIAN.
Do we Check Plumbing?
Plumbing is also not included but we check for leaks and possible plumbing issues and advise you to get a plumber if anything of concern is found.
