Another inspection service we have available to customers is  Pool Safety Inspections. Here you can go through what is required from owners in Queensland. Whether buying, selling or leasing a property. There are individual responsibilities for everyone. Our role is to determine whether the barrier and the pools fence inspection complies with the Standard. If it does we then issue a Safety Certificate. If it doesn’t you receive a nonconformity notice. This notice will explain the reasons why it failed and you have three months to fix the issues and have a re-inspection.

The Safety Standard covers.

  • The height and how strong the barrier is,
  • Non climbable zones.
  • Gate access and latching locked from all positions.
  • Blocking direct access from dwelling to the swimming pool.

First of all It’s every owners responsibility to correctly maintain pools fences inspection and safety barriers. This is to help reduce young children from drowning or serious injury.
Also the state government has released new legislation under chapter 8 of the Building Act 1975. Which states a barrier is more than just your fence, It also covers the walls of any building that encloses the pool.

Do I need a Safety Inspection?

When buying, selling or leasing a property, a safety certificate has to be issued by a licensed inspector. The certificates are valid for two years. For a non shared pool (private – residential). And 1 year for a shared pool (body corporate complex). Motels etc.

Landlords, Property Owners and Leasing.

The pool must have a current certificate before a lease is signed. In the case of a non shared one, the certificate will last for 2 years. You can have new tenants within that 2 year period without having to get another  certificate. Once that 2 years has lapsed, then you will need to renew the certificate and get another safety inspection before a new lease is signed.

Selling or Purchasing a Property with a Swimming-Pool

Selling a property with a pool – If there is no active/valid safety certificate in place before settlement then the seller/vendor must provide a Form 36 to the buyer and to the QBCC.

Buying a property with a pool. – If the purchaser accepts the Notice of No pool Safety inspection Certificate issued by the vendor/seller you have 90 days from settlement to get a Safety Inspection.
